AssignSuite is an online marketplace and deal analysis platform that connects real estate wholesalers with investors. We provide tools to browse listings, analyze deals, schedule showings, and submit offers. AssignSuite is a technology platform — we are not a real estate broker, agent, or financial advisor.
You must be at least 18 years old and legally able to enter into contracts to use AssignSuite. By creating an account you represent that you meet these requirements.

All deal analysis, ARV estimates, repair estimates, and financial projections on AssignSuite are for informational purposes only.
AssignSuite does not guarantee the accuracy of any automated valuation, rent estimate, or financial calculation. Real estate investing involves substantial risk including the potential loss of principal.
You should conduct your own due diligence and consult qualified professionals (real estate agents, appraisers, attorneys, financial advisors) before making any investment decision. Nothing on AssignSuite constitutes investment, legal, or financial advice.
Offers submitted through AssignSuite are expressions of interest only and do not constitute legally binding contracts. Any actual purchase agreement must be executed separately between buyer and seller with appropriate legal documentation. AssignSuite is not a party to any transaction between users.

To the fullest extent permitted by law, AssignSuite shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service, including but not limited to losses from investment decisions made based on information found on the platform. Our total liability to you for any claim shall not exceed $100.
The Service is provided "as is" and "as available" without warranties of any kind, express or implied. We do not warrant that the Service will be uninterrupted, error-free, or that property data is accurate, complete, or current.
We reserve the right to suspend or terminate your account at any time for violation of these terms or for any other reason at our discretion. You may delete your account at any time by contacting us.
We may update these terms from time to time. Continued use of AssignSuite after changes are posted constitutes acceptance of the revised terms. We will update the "Last updated" date at the top of this page when changes are made.
Real estate practices, including wholesaling, are regulated differently in each state and locality. You are solely responsible for understanding and complying with all applicable laws, licensing requirements, disclosure obligations, and contract assignment rules in your jurisdiction. AssignSuite makes no representation that any specific listing, offer, or transaction complies with the laws of your state. If you are uncertain about your legal obligations, consult a licensed real estate attorney before listing or transacting.
These terms are governed by the laws of the United States. Any disputes shall be resolved through binding arbitration rather than in court, except that either party may seek injunctive relief in court for intellectual property disputes.
